What is your most destroyed property you have purchased?

QUOTE (RealtorAssist @ Dec 7 2010, 03:22 AM) It`s zoned commercial, but I got TD to finance it as residential. Because they`re nice? Or you lied? How exactly does a commercial property get a residential mortgage?

What is your most destroyed property you have purchased?

What a dump! 30 grand including splitting all utilities? Have you included foundation repairs in your estimate? What about windows? They look pretty bad. It doesn`t get cold in Winnipeg does it? It clearly has a commercial storefront on it. Is it zoned commercial or legal non-conforming. Will...

    Are these charges reasonable?

Do you gauge the value of all services hourly? How many hours did your real estate agent work the last time you bought or sold a property? Did you calculate the hourly rate for them?

    Water from where?

Generally the type of leak you are describing comes from failed grout or caulking in the shower/tub. Most commonly where the tub meets the wall. Sometimes around the showerhead or taps. Hard to say for sure without investigating though. You may have to open a small hole in the drywall on the...

    Are these charges reasonable?

QUOTE (Nicola @ Nov 11 2010, 11:26 PM) I'm having a very hard time understanding how it came to so many hours. To do even a seemingly simple job like that requires: Going to the unit to see exactly what needs to be done. Assessing what materials/fasteners/repairs are required. Going...

QUOTE (invst4profit @ Oct 18 2010, 06:54 PM) Disposing of garbage is a tenants personal expense. Same as hydro, water, food etc. Is there a special reason why you would consider taking on the responsibility. It may be the tenants responsibility to put out their garbage. The expense is...

Dilemma Regarding Potential Tenants - Would You Accept Them?

"The statement: `Past performance is no garantee of future performance` comes to mind." This may be true for companies, but for people, past behaviour is the best predictor of future behaviour!

    Mold in Property - Help

"We have just been advised that the upstairs tenant was away for two weeks and upon his return, the upper level of the main unit was full of mold damage due to a leak which occurred in his absence." What kind of leak was it? Unless it was from a toilet full kaka, the temperature was perfect...

    Acceptable Noise Level

Bylaws regarding noise usually refer to decibal levels AND time of day. Unless the noise is excessive during the day, you`re SOL.

    Creative Demolition

You can also dispose of old paints and solvents down the municipal drain to save too. Do you consider the toxins released during incineration? What is the cost of that? How about salvaging all usable materials? Oh right. Labour costs money.

    Milton=Positive Cash Flow

QUOTE (ThomasBeyer @ Jul 26 2010, 11:31 AM) Anyone who bases real estate investments on a 2 year outlook is either uninformed, a rogue investor or a fool. Or a realtor. Maybe his timeline is compressed because he knows that those prefabricated, sawdust and glue, cancerous structures will begin...

    Moral Dilemma

Mind your own beeswax! If it`s an issue, it`s the electrician`s call, not yours. If you were to make an offer, account for complete electrical upgrade.
