Lighting the Boiler and the Lease Agreement

I apologize for being so blunt but ... Why are fussing over 1 week of utility costs?

    Hi Folks!

One more thing to consider if you do purchase the property: Caveat: I`m assuming that it is vacant Rent the units at a fair market rental rate right out of the gate. Do not rent the units at a lower rate and expect to increase the rents substantially afterwards. Ontario has some very specific...

    Who Is On Your Team?

Brent, Great advice. All investors should have have detailed conversations with their entire team prior to purchasing. I was wondering if you would be interested in posting a primer in regards to suited properties in Edmonton. Basically, what things make it legal/illegal and what things make...

    Satellite dish and deposit

QUOTE since I do not have a ladder to look on top of the roof IMHO, this is a weak excuse for not checking on one of your biggest assets. Either rent one or borrow a neighbors (and then buy him/her a case of beer or bottle of wine). Then check it out for yourself.I`m assuming that you live in...

Can someone with poor credit purchase a small condo with zero down?

You mentioned that your friend has no down payment. Typically, the owner (like a bank) wants to see that you have some skin in the game. This may be a deal breaker but if he can negotiate the deal without a down payment, all the power to him. seems like a win/win. Don`t you just love REIN for...

    Ethics of Evicting Old Tenants

QUOTE As a side comment, I was told I can`t write off travel to my properties (~ I have this running under personal income, on the advice of more than one accountant). Apparently I`m not making enough yet to warrant starting a business yet, therefore I have to burn cash to check in on the...

Tenant want to pay 1 year rent in advance

QUOTE (bizaro86 @ Apr 22 2010, 12:04 PM) Any time I hear about large bills getting paid with money orders from foreign countries, I get suspicious. A very common scam is to pay a large amount of money by money order, and then request a refund for some reason. Only a month or two later does it...

A very important and hard lesson learned

QUOTE (Dan_Eisenhauer @ Apr 22 2010, 10:40 AM) There is one other very important lesson for me here. I replied on my meager real estate holdings to provide the income on which I have lived for the past few years. I gave up "a day job" way to early, thus giving me no way to finance or pay for...

Why not explain to your tenant that you were thinking of offering something for the inconvenience. Have them suggest something. Keep a maximum in mind. Most times they will say that they want nothing. Sometimes, this will ask for less that you think you should gift. Rarely, will they shoot for...

Pay Yourself first - Investment thoughts

I was completing my tax return last night and a few thoughts came to mind: 1. This is last time I do that, I`ll be calling Navaz for next year. 2. Was it smart to do following or should I have done something else? I have be following the theory of pay yourself first and putting aside 10% of...

A very important and hard lesson learned

Firstly, I`m assuming insurance would not cover this. Secondly, could you not shut down that suite, remove any mold that may affect the tenants within the suite, feed that dog until you can save some money to do the repairs. This may be a better option than foreclosure. I know the sellers...

    Unique Dilemma re Rent Receipt

Wow, every time I try to type a response to this, I get thrown into a loop with other issues (IE personal possession if you evict him). Ultimately, you would like to get him off the lease and qualify her (if you want to continue renting to her). Maybe you can amend the lease to add her in. Joe...

What did 17 days of Games mean to you

As a Vancouverite, one thing stood out far and above the others. It was not the athletes, it was not the all the addition venues, it was not the money spent. The most astonishing thing that happened was how we as Canadians, a humble nation, not know for standing up and beating our chest, not...

    Missing deck dangerous?

You may want to consider removing the slider and installing windows. I`m guessing the cost would less, I but cannot confirm this. Regardless, I would use this as a negotiation tactic on purchase.

Diffrence between duplex and single family dwelling with two units

I also find that the word "Duplex" means different things in different places. A duplex in Vancouver (BC) is typically a single structure with 2 dwellings side by side A duplex in alberta can be the same but sometimes also refers to a single structure with a upper suite and a lower suite.
