I agree full heartingly. We've tried to optimize the capital improvements towards increasing rents (kitchens, bathrooms, secure garage door, lipstick and makeup) and decreasing expenses/liabilities (purchased water heater, insulation, added electrical panels to each unit, duct cleaning, etc)...
