Advice on selling in Victoria?

Four years ago we purchased a triplex in Saanich, Victoria where secondary suites are illegal. After making a really bad tenant choice and receiving a complaint from a neighbour, the municipality had us shut down two of the suites. We decided it was a great time to sell and reinvest in Edmonton.

We put the house on the market, untenanted, in late March. Since then we have only had three showings and very few calls. We just put another $7000.00 in to stage the house and it shows beautifully. However, there are no people to look at it! The property was assessed at $589K and we listed for $569K. We are now down to $529K and still no interest. My realtor tells me that there has been little interest in any of the properties she is selling and she is recommending we price very aggressively to stay ahead of a quickly deflating market.

The question I am asking myself is whether we should slash the price and hopefully get out while we still can, or if we should hold on to it for the long haul. If we hold on to the property we will be able to re-tenant easily for little risk, the return is 10% (on the $400K we originally paid) and the community plan is calling for a rezoning to `multi-family dwelling` in the next 5-10 years. The downside is my concern that house prices will be falling drastically in the near future and that, in any event, Edmonton will see much more future growth.

I am new to figuring out the economic fundamentals of a region so if anyone has some helpful advice on Victoria I would greatly appreciate it!

I would also love the name of a good realtor in Victoria who specializes in revenue properties.

This concerns me that your realtors only tactic is to reduce the price until you find a buyer. Have you researched the realtor`s track record? What else are they doing to sell the property in addition to MLS? Have they used some creative descriptions on the listing?

It may be as well that is it just a bad time to sell. Can you rent it at all to break even on your costs until a better time to sell?

Thanks for the response Sam. My realtor hasn`t done much else than list on MLS, and I have concerns, but I am not sure how to research her track record. She is an in-law so it is an awkward situation at best.

I could easily rent and offset costs but from everything I am hearing, it sounds like prices are poised for a serious fall in Victoria and a better time to sell may be years down the road. Perhaps I am just listening to the wrong people.

I`m right there with you! I`ve been trying to sell a townhouse in Victoria for the past two months. I put money into staging it for the first two months, dropped my price 50,000, and still only a handful of showings. The reality is that we now have the highest number of listngs in the last 18 years and fewer buyers. I am wrestling with a tough decision to take a loss on this one and get my money into Alberta where I know it will work for me.

The advice I have been given so far is that there is no price for those sleepless nights spent worrying about what to do. Knowing what to do sure isn`t the same as doing it, though!

I am not alone! I am wondering if this is the situation all across BC and Alberta or if it is unique to Victoria. I have had my head buried in the sand because of my ridiculous schedule over the last four months - a bad time to be uninformed.

I`m in Victoria,

I live in a townhouse complex. The neighbours listed their place for 315k a month ago and have reduced it to 310 now... apparently they are getting showings. I don`t think the market here will crash but it may go (or has been for 6 months) flat over the next year while things catch up.

My job is keeping me here. If I had the otion I would sell, take the 20% equity I have in it now and move to Ontario.

I live in Richmond, BC. We just currently sold our family townhouse (duplex style) in Richmond. We sold for a nice price at $608,000. Our first open house had over 15 parties. And got 2 offers in the next 2 days. Couldnt` be happier. This market is way too crazy because of the new asian immigrants coming into town. However, I do see a big problem coming ahead in Vancouver`s market.
If I were you, I would be more pro-active
. I would try the following before slashing your asking price even more:

1) Have you tried listing on websites like craigslist? and Victoria based websites? You can still refer the inquiries to your realtor (but do negotiate a better closing cost since it was you that got the lead).

2) go out and visit your neighbours. Look at their listings, attend their open houses to get a feel of your competitive advantages. Perhaps it is the location? room size? retirement folks friendly? big yard for their RVs? LOL

Review your realtor`s listing description. I actually told my realtor what to put down as I know the pros and cons of my townhouse. You are the owner so you should know better than your realtor why your place deserves the asking price. Be creative. Focus your marketing on a specific group of people so you can stand out from the crowd (record high listing numbers).

Yes, that`s a big help Tommy, thank you. I will put an ad on Craig`s List and Used Victoria and get checking out the competition. I have fine-tuned the ad a couple of times but will take another look.

Another tip is that when posting on Craigslist, try posting under different cities. Think about the retirement people. Where are they coming from to settle in Victoria? List under all the cities you can think about. (lots of seniors come from Alberta to retire in BC)

I would also recommend Craigslist

My realtor placed an ad with little response, but I actively listed my house and website (that I designed for selling the home) on craigslist and updated it as needed to hit different markets. Not sure if this resulted in the sale, but it did cause a lot more people to see the listing. In the end, we had over 60 couples see our house at showings in 6 weeks with one single offer that we accepted.

I also thought that creating a marketing site as I did (in addition to MLS) helped in getting my listing remembered. I was then able to get a link on MLS to my site as a "BROCHURE" link.
