Bad tenant

I just signed a lease yeasterday with a tenant who will move in Aug 1, 2011. And today I found out that his 16 yr old son is a drug
dealer and I don't want them in my place.
The tenant paid first months rent and partial last months rent(still owes $70). Just wondering if there is a way I can return his money and void our lease.

It is important for us to know which province you are in, Andy, as the regulations vary from province to province.

How do you know the son is a "drug dealer" ?

It might be a good idea to not focus on that - but focus on the lack of full payment for deposit (if they were already supposed to provide and this is allowed in your area) and choose an alternate applicant that can provide sufficient funds
