I am looking for advice here.
We have a property that was infested by bed bugs. The property is in a multi unit complex where many of the units have been affected by the pest.
After 3 months of having the property vacant and having the pest control people spray the unit countless times, we understood the problem had been solved and the property was ready to rent.
We rented the place only to find out by our tenants that the bugs were still there. The tenants are now furious, they claim their furniture is ruined (but they were willing to take it with them to another one of our properties, which we refused) and they now want to sue us for the damages caused to their belongings.
Our lease agreemnt specifies that we are never to be responsible for damages occured to their property while in our unit. Can they really sue us for this?
On the other hand, we understand what they are going through and we really want to help them out. What do you consider appropriate?
