Cash flow calculation one owner occupied property

I was trying to calculate my rental properties’ performance. I live in main floor and tenant in downstairs legal suite. Mainfloor is 1800 sqft, suite 600 sqft. 2 persons up and 1 tenant downstairs. We pay utilities. Total costs including mortgage, insurance, tax and utilities is about $3000. Tenant pays 1000. Do I use 25% for Tenant’ portion as per sqft or 1/3 as per person portion or average of two which is 29%? Thanks

You try to calculate what ? Share of utilities? Taxable portion for CRA? ROI?

It is a bit convoluted as you live there.

But take the market rental rate for the space and assume that is what the tenant could pay - apply a vacancy rate. You know the expenses.

It is taking from one pocket and putting in another so not really meaningful.
