Finding capital for renos

We are only a year into our investments and as a result of a bad tenant, we have to spend some money on one of our units. Question: where does the money come from? We have some cash flow reserve building, but we had a few months vacancy, etc., and we are wondering if we take money from our other properties, inject our own capital, etc.

with JV partner ? what does the JV agreement state ?

Your own: from your own pocket ! Who else would you expect to subsidize you ? Mom, dad, government ?

Ownership comes with privileges and obligations !

Cash comes in many forms: secured loan called a line of credit (LOC) or mortgage, unsecured loan, credit card, or sweat equity i.e. don`t hire a painter .. paint yourself !

Selling is an option .. or selling a portion to a JV partner !
