The Purpose of this post is to gather and share as much as we can about government grants and loans with respects to real estate…

I was at a seminar on the weekend and a speaker by the name of Chris Johnson was preaching how easy it was to get FREE money from the government… I figure with the REIN network we could work together and find this “free” money and share the application we find….

I know as a first home buyer I qualify for a rebate when it comes to land transfer tax… I heard about a Mortgage grant rebate of some sort however I am still searching…

"free" usually comes with strings attached !

We researched the CMHC program for in-suite upgrades for example, relatively $ rich to the tune of about $20,000 per apartment .. BUT: you have to cap the rents for many many years at a pretty low leveland thus, you impact the property value by possibly far more than $20,000 / unit !

I like CMHC mortgage insurance as you get
a ) a higher loan to value and
b ) a lower interest rate

With interest rates around low 4% range .. this CMHC insured mortgage is FREE MONEY to me .. as inflation is over 4% annually !!
