Inflation Protected Investment in HARD Assets

We live in inflationary times, and as such a hard asset with income producing capabilities is a proven path to wealth, if you own the asset long enough. As you know, our target is to deliver to you, the investor, a sustainable return-on-investment in the 15% to 20% per year range, with a substantial amount of that as optional regular cash-flow.

There are two amazing real estate ownership options with the Prestigious Properties Group:

1) OPTION ONE is co-ownership of apartment buildings via a syndication structure based on a limited partnership (PRISM A LP). Our general investment strategy is finding under-valued or under-rented income producing properties, usually apartment buildings, in larger urban centers in North America. We like positive cash-flow properties. We will invest additional capital into these buildings for 6 to 18 months to bring the rent to market or slightly above market for the area and quality of building. The rents, and thus the value of the property will have increased. Since we use 1st mortgages from 60% to sometimes 85% of value, we can deliver substantial ROIs on your cash invested. Income producing real estate provides cash-flow, mortgage pay-down and equity appreciation which all contribute to double-digit returns. We will keep the building for an extended period, we may re-finance the building or we may sell it depending on the specific project. The attached investment is for up to 5 years, with a target return of 75% to 100% in that time-frame – with a goal to return most of your initial investment within about 5 years. You will receive 60% of the profits, until you have doubled your money, and we take none of the equity until you have received your initial investment back.

2) OPTION TWO allows you to own an in-expensive armchair investment condo in Kensington Manor that is fully managed by an experienced property manager on your behalf, with an optional rental pool. This managed condo project is located in booming Camrose, Alberta, approx. ¾ h SE of Edmonton and is almost 60% sold out. The prices are in the $110’s to $150’s and provide positive cash-flow with approximately 75% loan-to-value (LTV) mortgage. Higher returns than mentioned above are possible with high leverage, but you get to decide on the mortgage amount and you get to qualify for a mortgage that suits your investment philosophy.
