Thomas - What were buildings selling at in early 2000`s in Calgary? In the 6% range? Would this have been one of the lowest return markets in Canada at the time or were you not following this back that long ago?

high 30`s to mid 40`s/door .. up to mid 60`s in primo locations in EDMONTON .. about 7-8% CAP rates

prices 10 years later 100 to 125% higher .. in bad or good areas .

Calgary 30% higher .. about 6.5% CAP rates
