Is the owner required to give tenants notice before entering the basement?

Hi All,

No one lives in the basement of this triplex. Do I have to give tenants a notice before entering the basement to replace furnace filter for example, install hidden camera to check who is stealing money from the coin laundry, etc.?

depends on which premises are leased !

Assuming you have leased JUST the upstairs, AND can get to the basement through a side door w/o entering their premises, they yes, you may go in w/o notice.

Assuming you did not specify it that precisely, then NO. Give 24h notice written notice and go in a day later !

You only have to give notice if you`re entering their unit, not a vacant unit. You probably have to let the people know that there is a surveillance camera installed by posting a notice on the wall.

Thank you Thomas and Marek. Yes, I can get to the basement through a side door. not sure about the camera yet or how to resolve the minor theft issue..

Just a thought
Why not pull the lock set out of the washer and dryer take over to a locksmith and have them re keyed?
That way you will know if someone has a key or if they are by passing the system some how.
