Joint Venture Question

I’m working on creating a package to present to a JV and the deal I want to set up has myself and him owning the property 50/50 however because I put the whole deal together and did all the leg work I want him to invest 10K more than myself. I was wondering if you have a document that helps explain why he should pay more than me and yet have to split the entire investment down the middle?

To clarify, I am looking at getting a document to hand to this person to explain that my time in putting everything together and managing every aspect of the investment is worth $10K. A detailed list of everything involved is what im looking for.
