What terms are required for the Landlord to terminate a lease (Alberta)

no legal issues involved thanks ken

3 months notice for owner to occupy unit, sell unit or reno it.



if you don't like tenant, as he/she is a troublemaker or you suspect drugs but can't prove it, for example, but none of the 3 reasons above qualify, raise his rents by a very VERY significant amount.

No, you cannot terminate the teanant for no reson.

You can only terminate for no cause with 3 month notice for one of the 3 reasons in the residential tenacy act. Ownerto occupy, the property is sold and you intend to changerhe use of property.

The act & regulations are available on line. Servus Alberta is the best source of advice.

Be very careful when you take advice on line.

In Alberta one can also increase the rents, to say $5,000/month, and that is in effect a lease termination with 3 months notice. Rarely used, but occasionally very useful for problem tenants.

Indeed. Let's not confuse opinions with advice .. or "advice" by inexperienced folks.

Because the landlord-tenant act, like education or policing or labour law or a variety of laws are provincial jurisdiction.

Thomas, your posts are consider the gospell by many Rein members.
So your advice, which is very good, is not always correct.
Many years ago in Alberta, we were able to a 3month notice for any reason but today.
There is lot of different strategies to assist tenants to move on.
Last fall I gave a presentation on eviction with some advanced strategies about who has the keys. So when a member goes out and incorrectly uses the strategy, and it backfires, I have become somewhat sensitive on any advice I give.
Better to start on the right foot than the wrong foot.
