Multi Family Due Dilligence checklist

Hello All,

We are in the process of buying a apartment building,was
wondering , what different types of due dilligence checklists
were being used by REIN members and if it would be possible to get
a copy of them? We would really Appreciate it.

the basic level due diligence checklists are in don`s first book - "real estate investing in canada." the "97 tips" book will also help you with due diligence issues.

Not sure how far along u r in the "process" but I assume you`ve selected a building that is in a good to great rental area and have done the financials on it.

From my experience in multi unit blocks, I absolutely check into the following:

[*]Roof Inspection by a reputable commercial roofer[*]Boiler Condition with current inspection certificate[*]Satisfactory Fire Inspection ReportOverall condition of building structure (not necessarily engineer report unless it looks bad)Make sure no caveats other than the the normal utility registrations against the title.The other thing I do is I actually put out an add for a vacancy in the building with description and pics if possible and then see what the response is. This gives a great indication of the demand for the building and if the rent amt is good.

Due Diligence costs $$ for an apartment block but is well worth it.
