Need inovative ideas or partner on hot property

I am at a bit of a loss for ideas on a property that i purchased just over a year ago. It is presently rented but tenants are moving end of Feb which leaves me carrying a home that was meant to flip. It is 3 acres, large somewhat dated house with a barn. I am not sure whether to list or sell privately. Need some inspiration.

Perhaps the property may be right to sub-divide, sell the 3 bed ranch and build/sell the 2nd piece of property? (3 acres)
You could keep renting it and allow the property to appreciate? (mentioned Hot Property)


Either way if you plan on selling, I would definately recommend listing it with a agent. (they are worth the commission in most cases)
