My name is Caleb West, im in Edmonton, im 100% real and ambitious as hell and ill be the change i want to see in the world with our profit based philanthropy business model.

As our first new build duplex wrapped up and we began to submit for permits for the triplex on the next lot beside it we were required to have a more extensive appraisal done on the duplex and the property as a whole. We started in may of 2016 and had it tenant ready by Christmas, just 7 months...including a month of no work due to a land title slip up :) (thank their lawyer for that one). We just got the report and given the amount of inquires, market comparisons and our detailed and strategic business plan we just got an increase of 8K per unit. So not only have we been able to pay 15K of the interest on the construction financing from the rent we brought in over the 5 months of tenancy but well be walking away with another $12,800.00 on our refinance. On our investment of 140K we will walk away with a 63% ROI ($88,800) in 12 months less 6K in financing that our 100% cash flow for 5 months didnt cover.
