Ontario landlords need to know that the LTB has announced a mandatory standard lease which must be used as of April 30, 2018. Details here: http://www.mah.gov.on.ca/Page18704.aspx

The purpose is to try and weed out the so-called illegal and discriminatory clauses that landlords have inserted into their leases over the years. However, the standard lease does allow for "optional additional terms".

One important thing to note is that if you do not use the standard lease after April 30 and a tenant asks for it and you do not provide it within 21 days, then the renter can withhold one month's rent. If another 30 days passes without a standard lease being provided, then the renter does not have to repay the withheld rent and cannot be terminated for doing so. Alternatively, after the 21-day period, the tenant can provide 60 days' notice and legally terminate a fixed term lease.
