Rental seasons

Hi all,

I have 2 properties that got rented out at the worst times and with a 1 year lease. One ends on Sept 30th, the other on Dec 31st.

So if the tenants decide to leave at the end of the lease it will be hard to find new tenants. Is there any strategy that I can shift my cycles to the summer months? Anyone here with experience in this situation?

Have the next tenants sign a lease that is less (or more) than one year. Make it so they end at a more favourable rental season.

Well. Most tenant dont like to move in the winter time, so you could hope that they will go on for a month to month.

Or ask two months before due what their intentions are. If they plan to leave think of giving an incentive (new kitchen, floor, kitchen, aso) if you planned it anyway or last resort ca$h.
