Where do you live? I have done business with both, a mortgage broker from a different province and a mortgage broker from my home town (Ottawa). I find it way easier to sit down with your broker and really go over your plan with him/her. Location of the broker should be somehting to consider in your research. It could save you many head aches with sending documents and my favorite... Time zone! Most major cities in Canada will have several very competant brokers for real estate investors. It's a matter of figuring out who is the best. Good luck.
