Tenant access to Mechanical Room....

In a duplex with the mechanical room in the basement, should I lock the mechanical room which contains the furnace, hot water tank and a sewer tank? What if an emergency arises and they need to get in. I live an hour away and getting to the place might take awhile. Perhaps I should install a padlock......thought on this ?

What is your concern about access to your furnace? I think if you have the right tenants this should not be an issue. If it was me I would not lock it up.
