Hi,

Does anyone know if you can terminate a tennant`s lease if you buy a house with renters, but you plan to live in it? I was unable to find anything in the Landlord Act.

Thanks,
Terence

Hi,

What Province do you live in?

In Alberta under the RTA Ministerial regulations, section 2.2b covers the notice to terminate in the event of sale. ( 3 clear months if the tenant has a month to month lease.) You should have the current owner serve notice, so you get vacant property. Go to Queens printer website and read for free.

Thanks Everyone. I have contacted the Alberta Landlord office and if a year lease is signed, we will have to fullfill it. They did suggest we could offer the tenant an "incentive" to leave earlier.
