Thoughts on these two areas in Edmonton.

I am considering buying live-in rental properties in Bonnie Doon and in Allendale.
I'm wondering which area would be preferable both in terms of a rental investment and as a place to live.
Any advice is welcome.

Both are excellent areas in terms of rentals and to live due in part to their close proximity to the U of A. Bonnie Doon is more central with close access to downtown via. Connors road, but it depends on where you wish to be.

The one in Bonnie Doon would be close but the Allendale would not. Yea the high vacancies is worrying I suppose it just means the rental units will have to be to a good standard.

Yes and factor 10% vacancy into your purchase and be very selective in this limited buying opportunity. Both locations you will do well long term.
