Hello I need some advice on how to handle utilities….
I have a newly converted duplex, the current tenant upstairs pays all utilities (water, electricity, gas and the water tank rental. The newly created basement apartment will be heated by baseboards and will not require gas heat from a furnace but will require gas to heat the water tank. I am also regulated by the city to charge all-inclusive for the basement apartment due to funding from an affordable housing program.
Since the basement is all-inclusive I only have to worry about the current tenant upstairs. I was thinking of going all-inclusive for water, electricity and have upstairs take care of the gas bill since they have exclusive use of the furnace. The only problem is gas is also required to heat the shared water tank. As a solution I was thinking I could take over the upstairs units share of the water tank RENTAL to compensate for the gas used to heat the water tank for the basement….lol. Mercy my head is spinning coming up with solutions.
Any other ideas….or should I just go all-inclusive across the board.
