Virtual Staging

I have a few property photos that are unfurnished. The pictures are very unattractive. I was thinking of have the homes staged and photographed, but them I can upon the concept of virtual staging.

Does anyone have experience with this or any other company?

Basically in my opinion, any type of staging is important. The drawback to 'virtual staging' such as the one you have pointed out here is that it will confuse prospective clients when they arrive to see the place empty.


All you are doing is trying to stand out in your ads among others that have 'bare' pictures...which IS GOOD. But if you are going to have the expense of staging, go all the way.


http://suitedesign.ca introduced a new inexpensive solution to REIN members here in Ontario this month and although it may not be available to you yet there, you can try the "E-Staging" solution by having Donna tell you what you can do quickly and for the least amount of cash outlay.

I think that there would be benefits to sprucing up your photos with some furniture. I should improve the number of people that inquire about or visit the property. However they will certainly be surprised when they get to it. Best to notify potential buyers that it will be empty when they make the viewing appointment.

Yes, you are correct. This is what I mentioned in my first reply - you are also correct in letting the client know before hand the place will be empty - For the price of having your place digitally altered, you can have actual furniture staged throughout the unit to highlight all the benefits.


When people physically see everything 'working' in the space, it helps close them. Staging is not just about putting furniture in your unit. You need to strategically place furniture that fits WITH the dimensions of each room and allow maximum space for clients to understand the flow of the space.


That's just one aspect to it all.
