I`m off to some Open Houses and check on some Vernon listings today. A couple in particular - full duplexes for under $340,000; rents for $2200/month. With 20% down and a conventional mortgage of 6% this would cashflow immediately. I would be looking for the downpayment and mortgage qualifier; I would pay legal and transfer tax costs, manage rentals and share 50/50 on cashflow after expenses.
