What do you do for 50%?

I`ve heard it recomended to do a list of all duties the real estate expert takes care of. I`ve started my list so I`m prepared for the question.
Anyone already done the list and mind sharing?
I`ve got a few units and have done the work, but might be forgetting a few things.

Any help would be greatly appreciated.
