A few things that come to mind quickly -

The key word is manage. That means stiking a good balance between tenant needs and owner needs.

[list type=decimal][*]Holding tenants accountable for their actions[*]Providing clear communication to tenants of their responsibilitiesPromptly responding to tenant needs (but not in appeasement mode.) If things legitimately need to be repaired or changed - do it quickly and quietly. If the complaint is not legitimate, be firm and prompt to point that out to the tenant and provide them with the options they have to resolve the problem. (Appeasement is a huge signal that the manager is not capable of doing their job)Proactivity is paramount. Being on top of the property will avert almost all complaints and problems. Do regular checks to locate in suite problems without waiting for tenants to complain. They usually complain to each other long before they complain to management - unless you repeatedly make it clear to them by your actions that you are determined to keep things in good repair.[/list type=decimal]Good property management is a rare thing unfortunately - and it is not an easy thing. I can preach about it - but that doesn`t make me perfect either. We all know how to do better than we do.
