What New Risks to Be Aware of when Renting out an Apartment Now

Hey everyone

I have my tenants moving out end of April. It's seeming unlikely anyone will be moving in as we're getting almost zero response to our ads or the first time ever.

However, if we do get applicants, what new risks should I and all of us be aware of?

For example: Is there a risk they won't be required to pay rent over the next few months? How easy will it be to get ahold of employers and references? What if they lost their job but had a job before this? Currently receiving government money but that ends in July?

Just wondering so I'm prepared :)

Cash is King.

A tenant with a job is queen.

Why not advertise “2 month free rent” to get some traction but the free months are month 6 and month 12 but only if the other 5 each are paid on time ?
