What Qualities Do you want in a Tenant

What qualities are you looking for in a tenant. Please add to the list
-
-pays the rent on time
-cheques never bounce
-maintains the property in neat and tidy condition
-removes the snow & ice from sidewalks in timely manner
-cuts and trims the grass
-moves out on time and does not overhold
-performs minor maintenance on the property
-calls only if there is a Real problem
-has and maintains tenant insurance

WISH LIST
-non smoker-drinker, no pets, and kids without crayons

Don`t forget kids without DART BOARDS!!!..learned this the hard way (now have it written into the lease) after finding the kids had gotten bored of the dart board and used the doors, ceiling tiles, walls, and laminate flooring as a dart target.

Hi

Based on my past experience, I`d add someone quiet who doesn`t disturb or threaten other tenants in the property.

And someone who is sane. And with no alcohol problems.

Good communication skills

as in, someone that you don`t need to chase for days to get in touch with.

Tenant does not have a waterbed - a tip I got from an experienced investor. The rest are already mentioned above.

How about this one?

- a tenant who doesn`t back their vehicle into the parking spot beside the door... leave it running while he dashes back into the house with the door open... carbon monoxide from the car filling the house... triggering the detector... resulting in a 911 call and several costly follow-up inspections finding no fault with the furnace... then deny it all when he sees the bill!
