Wholesale Real Estate

Well, compared to other strategies, how has this strategy performed for you? The real estate investing game is a new one for me, and I've only used one strategy but have considered branching out and trying other methods especially those that would help with networking with other investors, and working with little capital. Would you recommend wholesaling, what possible barriers would I need to be looking out for, compared to owning rental properties? Thank you ;)

I have seen many people try this full time

After two years every single one does not do this at all, or does it as a supplement

The ones that do it full time seem to have lots of interest in selling educational material (or seminars) to supplement their income



Of course I have not met everyone who does it, so there are likely some success stories

If you are in Edmonton next Tuesday evening, we are having a "wholesale expert team" give a talk at a local investment club. This couple do wholesaling full time and work very hard to be successful. Last month we had a successful local Rent To Own specialist.



Find others out in your local area who wholesale and ask lots of questions. Take Ron LeGrand's courses. Avoid some of the other "real estate guru" who offer special courses on Real Estate, American style.



The number of deals will depend on the local market and economy, so if you start in wrong part of the market cycle, you will starve before your first deal.



For every ten people I have met who do wholesaling, only one is still doing the strategy next year.

Thanks guys. I feel it took alot to purchase rental properties that were cash flow postive, so I'm wondering if there are cheaper REI strategies with good gains. Adam, do you do any business in Guelph?

Thanks Adam, I lived in Guelph until recently and thought it was a real player to invest in with the growth of the city, especially in the south end making it easier to access the 401. And the Go Train that started running to and from Union during rush hour.
