If a seller will entice you w seller financing for 1 year ... They will probably give it for 3 years and even 5 years. Do you expect the market to increase sufficiently in 1 year?

There are typical realtor fees - which vary greatly in markets around North America ... But no standard fees. Fees are negotiable. Price Fixing is illegal for Realtors.

I've done quite a few ... as a buyer ... and as a seller ... and also representing buyers and sellers (as a ReMax Real Estate Agent). They can be easy ... and difficult. Mostly it's easy to create a win win. Fear stops most people from proceeding. (Buyers tend to be more fearful then sellers.)
