And don't forget fixed term leases don't need to be a year. Maybe it's a 3 month lease that comes due before university students start looking again. Keeps you in control a lot more than month to month lease.

We have got good response through kijiji. There is definitely a lot of renters that turn to kijiji...and it's free to post and search.
Kijiji is also a good spot to get rent comparisons.
Rentspot is another free search site, but will cost about $7/month to post.

You will also want to have documented the value of the condo at the time it became a rental. You do not pay capital gains on any appreciation during occupancy as a primary owner, but will now pay capital gains on appreciation as an investment property (at time of disposal of course).
We keep it pretty simple with an app call EZ receipt. Can email it or print it right from the app and the app stores all your previous receipts for you. (although we print ours out and save them in the applicable hard folder).
