    Thanks for the comments, but as far as family and friends..... my parents did their own planning and if they are late 70/80's the idea was save, save, save only, and the friends I have spoken with regarding this topic, only one couple in their 40's said they have a financial planner...

    No we`re not selling but I was under the impression that the open variable offers the ability to lock in if rates go up past what we are able to live with, and the closed is assuming prime rate stays comfortably low for the next 5 yrs.

    Does anyone have a ballpark idea of the cost to have my bookkeeping set up for me on QuickBooks? We have 4 properties, and I have all the reciepts for last year chronologically kept in separate folders, catagorized already. Just wondering what the cost might be to have someone take the job off...
