Cost of doing business - going after someone is not worth the aggravation - clean it up & move on.....
Next time write into the terms - Buyer allowed two walkthroughs within one week of possession date.

The Calgary MLS System now has a new search-able field called - Cumulative Days On The Market
The difference between DAYS ON THE MARKET is that Cumulative Days includes all days on the market between recorded SALES.
So it's a more accurate number - but it does have the problem that it does...

2008 Year End Average is $460,327
I remember a lot of people felt $230,754 in 2003 was high and I have one friend still waiting for the prices to come down.
Perspective:
The Dec 2008 Average Selling Price was $417,398...
