I always leverage my relationship with great tenants to generate business referrals. If I have a vacancy I run it first by my good tenants to refer their friends or family to me. Most likely they will be as great as my current tenants. Even after they move out, I have no problem getting in touch...

Another useful tool in Calgary is the Crime Map on the Calgary Police web site: http://www.calgarypolice.ca/ you can search by neighbourhood, or centre the map on a particular address and see what crimes had been reported in the surrounding diameter in the last 1, 3, or 6 months.
