-8Richard ByeMy wife Linda and I work as a team. My wife is a mortgage agent with Dominion Lending. I am a registered Real Estate Agent, currently with Royal LePage. We work primarily now in the Cambridge area. We seek out, and look at potential properties to add to our portfolio on a daily basis. We buy single family homes, townhomes and Condos, in the price range of $175,000 to approximately $240,000. in the Cambridge, Kitchener, Waterloo region. We get accepted Offers and find qualified tenants and then offer packages as either joint ventures or complete packages for a fee. We believe we have one of the most giving JV's out there. We offer 90 / 10 on the total initial investment, with R & L Homes contributing 10%, we then offer 50/50 on all carrying costs, and a division of 60/40 of the net profits at sale with 60% going to our partner. This is only after each investor gets his/her full investment returned first. We have in the the JV agreement that we will do all management for a fee at the end of only 6% of the total Rent recieved. If at any time either party wishes to contact an outside management Company, it is agreed that the cost shall be shared 50/50. We do have a complete package detailing the arrangement available to anyone that may be interested. We would be more than happy to email you the package as an attachment.
