    Edmonton basement suite issues

That's great, thanks for much for the information, guys! Will start with some quotes and go from there. Fortunately the suite is already 90% ccompliant with code (2 furnaces, drywall in all areas other than the furnace room ceiling, etc.) so it shouldn't be too bad, with the exception of the...

    Edmonton basement suite issues

I've recently had some issues with an unauthorized basement suite in Edmonton. Long story short, we had a bad apple tenant, she filed a complaint with the City, and we are now faced with the decision to either decomission the suite, or to obtain the proper permits and legalize it. Can anyone...

    Advertising on Kijiji in Edmonton

Thanks for the info. Yes, I agree that the new Kijiji policy is very strange, and it certainly caught me completely by surprise after posting for free over the past 1o years :) Having said that, I totally get where they are coming from as the revenue model must be absolutely massive. I am...

    Advertising on Kijiji in Edmonton

I was curious to know if anyone else had any tips or tricks for me pertaining to advertising on Kijiji? I was informed last week that I could no longer post rental ads for free on their site. They advised me that as of about a year ago, anyone renting out properties as a "business", regardless...

    Financing US properties

I was able to purchase a property last month in Arizona last month with Arizona Bank and Trust at 75% LTV. Rates were slightly higher for Canadians, but not ridiculous. Max of one per client, and only for a secondary home. Also, the property must be located in the state of Arizona.

Finally closed on a VERY tough approval!

I just wanted to share a personal story here and give kudos to my mortgage broker who was very patient and persistent with me throughout the entire time on this deal. I removed conditions on a suited single family home back in mid- May, with a closing date of August 1st. As I have done this many...

Rental Property Renovations...handyman or a pro?

I`ve found that I generally get the best bang for my buck using a handyman who has the ability to sub-contract should something be out of his league (ie. a complex plumbing or electrical issue). I`ve found that this can save me time (I am dealing with only one person as opposed to multiple...

    looking for a good plumber

Hi Andy, We have been using a company called Pipes Plumbing lately. They have take care of a bunch of smaller jobs for us, as well as some bigger projects. I find their service to be very reliable and quick, and they are good working with tenants. Ask for Matt 780-487-7473. I am assuming that...

    Additional occupants

From my personal experience, this is where we have had the most issues with problematic tenants. You sign good tenants with good references to a lease. At some point down the road, they end up letting their friends, or "new occupants" stay over, and eventually they end up living there. You have...

When a tenant breaks their lease (Alberta)

Alot will depend on what your lease agreement stipulates as well. We generally include a lease break penalty of one month`s rent in all of our tenancy agreements. If we can re-rent it sooner, we will often not charge the full month`s rent, but this protects us and is a great deterrent for...

    Dallas, Texas Real Estate

Thanks for your help, Thomas. I really like what I see down there, and have found a PM that does ONLY SFD`s in good neighborhoods. Doesn`t hurt that he also owns a landscaping and maintenance/ construction company. I have looked in the other sunbelt states as well and don`t like what I see...
