In Waterloo region you can go down to the land registry office and pay $8-10 to find out how much a house has sold for.Unfortunately its only available by visiting their office and not electronically.

If you are in Ontario you can park your license for $25 a month at www.parkmylicense.ca You will still need to complete all the mandatory licensing requirements but you have 2 yrs to complete them before your license is renewed. More info is available on the website above.

Hi Ed, I hope I`m reading your question right....I would make the offer to the vendor conditional on obtaining the current tenants committment to the AFS or seller financing, just as you would do if you were to make the offer conditional on bank financing or inspection.
