Hello. I currently own a home in Vernon Bc. the house has a rental suite that is pulling in a good portion of my mortgage and I want to buy a rental home. I am currently getting my house appraised so I can hopefully borrow against it for the down payment on another home. Can anyone recommend a good mortgage broker that is good at dealing with investment properties and is not afraid to go the extra mile. I have a good income(around 200k) along with some rental income from the suite but don't have much for cash and my house may not be paid down quite enough to draw a lot of funds with a HELOC.

I own a house in good location of Toronto that can create good line of credit for down payment of the new properties. I am a new permanent resident, so that a broker who has experience with policy for new comer will be helpful. Thank you all for recommendations.

I’ve spoken with Daniel Patton at Butler Mortgage. We didn’t do business this time round but I found him very knowledgeable. He gave me a great overview of my options across a multitude of lenders (which was what I needed). The one I chose wasn’t one of his but He was still very helpful and professional. I’d recommend him without reservation.
