I had no luck with property management in GP. I spoke with most of them, and all of the rents were undervalued by them. Try the internet like others said above. There is a member on here that strictly invests in GP. Hopefully he will see this and reply. Maybe he could help you out.

The way I am paying my PLC is if the debt is "good" debt (interest is tax deductible), then make interest only payments and pay down or convert as much "bad" debt (non-deductible) as possible.

I charge a non-refundable pet fee. It is stated in the lease that it is not part of the security deposit and the security deposit will still be used to pay for any and all damages caused by the pets.

My preference would be to put a smaller amount down and buy more properties. Then when the market is at its peak, sell and pocket the profits.

Rob, Do you have more information on CMHC`s 100% financing?

I would deduct the carpet damage from the deposit, and then refund the check to whoever was on the Lease as the Tenant, be it one or all three. Include the reciept for the carpet repair and any other deductions, and let them decide how to best divide the remaining deposit.
