Tenant Applicants - Would both of these people be named on the lease?

Thanks! These are all very helpful responses. This has been a difficult process confirming their information. One big concern is the current landlord will not call me back! I asked the prospective tenants for an email and got that. So sent off a message to current landlord by email marked...

    Online rental sites for Kelowna

We are looking for a tenant for a property in Kelowna and have used Kijiji with good results in the past. This year though, it is much slower and we`d like to advertise the property on other rental websites as well. Does anyone know what is another popular website we could use in addition to...

tennent left us a whole lot of cleanup

I`d call B.C. Gov. Residential Tenancy Branch or go to their website and get the Fact Sheet RTB-114: the tennent refused to pay rent the last month of her tennancy told us we could keep her damage deposit as rent. we told her this is not possible so for the rest of the month she refused to pay...

A rental applicant lashes out at me after I refused them.

Ok, just to be clear about what happened.............. These people didn`t even fill out an application form. They made an an initial inquiry advising of the number in their family and the number and kind of pets they had. It didn`t get farther than this! So........ are you all saying that...

A rental applicant lashes out at me after I refused them.

We had an email inquiry about renting one of our properties. It is for a family of 4 - women and her boyfriend, 2 children aged 5 yrs and 10 months. They have 3 pets as well - a chihuahua dog and 2 kittens they claim are very well trained. We are not totally against pets but know that it can...

    Is this a red flag?

Okay and thanks everyone!! My vague suspicions are less vague now. I agree with almost all the posts. I think the income is unpredictable and I also think they want us to disappear after we hand over the keys. Maybe to conduct some illegal activity. Backing onto a busy street is not great...

    Is this a red flag?

We are advertising a house for rent in Calgary on Kijiji. We`ve turned away a few already because of too many pets and/or too many people/too many children, etc. But we are considering renting to a couple with no children but they have 2 declawed middle aged cats. We aren`t too concerned...

Fixed Rate or Variable Rate Mortgages

You might find this post from Peter Kinch`s office helpful:From November 18, 2008We have been recommending VRM`s to our clients for almost 2 years now. Currently, VRM`s are a very good option, but you should pay really close attention to the level of the fixed rates in about 6 to 12 months...

Lower prime rate resulting in better cashflow?

Our TD variable rate mortgage payment changes and so does our FLF mortgage payment change. It all depends on which mortgage product you have! QUOTE (C2Ventures @ Oct 21 2008, 02:10 PM) We have found that Scotia payments adjust as rates change, whereas RBC, TD and others, the payments stay...

Tenant has Ended a Tenancy Agreement Before Expiation Date

I think it might matter if the deposit is called a Damage Deposit in which case the deposit can only be used for damages. If it called a Security Deposit then it can be used for damage or rent or whatever. Not sure about this though and may depend on what province your property is in...
