    Investing registered money

I will be purchasing some registered investments this year. Only because I need the tax deferral for some other capital gains. I have no shortage of investment "specialists" offering me advice. I am looking for feedback on how other investors are investing registered money into real estate. I'm...

    Capital Gains Exemption

Is there any way to organize your portfolio to take advantage of the $750,000 capital gains exemption when you dispose of income generating properties? For example, either moving them or purchasing them in a small business corporation? Any suggestions or input to help minimize taxes would be...

    Invest Plus

Domenic is a solid guy and a long time REIN member. I have not personally invested but from what I have seen they have a good track record. Best bet is to ask him for testimonials from prior and current investors.

    Phoenix AZ

What are you buying for? Strictly investment as a rental? Something for yourself to get away from the harsh Canadian winters? Something for yourself with a combination as a furnished rental? Phoenix led the nation with a 17% increase in property values the last year. It should continue to...

Rent to Own to smokers and other due diligence

These numbers seem ok. I try to put deals together that have the tenant/buyer having a minumum of 10% for deposit at the end of the contract. We have found numerous times that 5% simply isn't enough and we have had to extend the contract. It is ok to be a little aggressive on the backend...

Rent to Own to smokers and other due diligence

A couple of questions; Do you already own the property or is this going to be a new purchase? This has a very large impact for my deals regarding the option deposit. I'm much more flexible on my terms for property that I have already owned for several years. Possibly 5k option deposit. If it...

    Rent-to-own friendly banks

Thanks Sherilynn, Do you put the tenant/buyer's option money into a trust account 3 months before the contract closes? I had heard this can help with getting a deal funded

Can someone tell me if this is a good deal? 9 unit complex.

Why don't you secure the deal. Give yourself lots of time before conditions are removed. Then go out and find a money partner. You will still hold equity in the property without the risk exposure. If you can't find a money partner, then you simply don't close.

    Rent-to-own friendly banks

I have several rent-to-own contracts coming to close later in 2013. I am interested in any feedback from investors or mortgage brokers who have been able to close deals. Has anyone found certain lenders that have been easy to work with for funding rent-to-own deals? Any tips or suggestions for...

Can someone tell me if this is a good deal? 9 unit complex.

Your purchase price is $66,333/door. Your monthy rent averages to $919/door. This in itself is a fantastic indicator. Your Cap Rate after management, maintenanace, and insurance will still be between 8 and 10% depending on who pays for the utilities. Again, another great indicator...

    Extension of RTO

    Extension of RTO

I would extend with an amendment. This will also give you the chance to clean up any issues there may have been with the original contract. For example, there are many RTO contract templates out there that show option deposits and monthly credits as non-refundable. CMHC will not finance these...

    Extension of RTO

I have used amendments in the past. Why are you extending the contract? Will you be making any changes to the contract other than the closing date? For example, increased monthly rent or increased purchased price?

Do you bonus your property manager?

Went through all of the rents with PM. We gave 3 months notice to all the tenants that were eligible for increase. The rents have been increased by $700/month in total. That equates to 100k plus in building valuation. Good days work. Very little push back from the tenants at this point but we...
