Do you bonus your property manager?

My experience has taught me that the property manager is one of the most important roles in my investment team. Good ones are very hard to find. I currently have a great manager who has been a large part of bringing up rents and decreasing vacancies....thus increasing the value of my building...

What are the lowest commercial mortgage rates?

Thanks for the input. I have been dealing with First National on the potential new financing. They are offering similar rates as stated above. I went back to my bank and they didn't believe me when I told them what was being offered. They called and verified themselves. I now need to...

What are the lowest commercial mortgage rates?

Thanks Thomas, Any idea what type of up front fees I should be looking for on a new commercial loan? A lower interest rate would make sense but only if the savings supercede the banking fees.

What are the lowest commercial mortgage rates?

I'm looking for some information on the best commercial mortgage rates investors are paying. I have a 12 suite apartment in Medicine Hat. Approx 65% LTV. Current rate of prime plus 1.25% or 4.25%. Considering making a change if I don't get hammered on with fees... or at very least using as...

    1% rule

I have sourced multi unit properties in northern Alberta / BC at 80k per door that generate $800 per month in revenue. They could use upgrades but I wouldn't consider them distressed. The 1% rule is much more difficult to find for residential but I will consider a property that even comes...

    REIN Speak Almost $2000 ?

My feelings are that it is highly overpriced. I'm also not buying into that there are only 10 spaces left.....but that's just me. "REIN Speak seems like a repackaged offering from Richard Dolan rather than a specific Real Estate investment product." - This is exactly what I think...

    1% rule

The 1% rule is a great rule of thumb. I use it all the time for doing a quick analysis in my head. For those saying the math doesn't work....simply run it through. A $150,000 property at 80% financing at 3.5% for 25 years is roughly $600/month. Take the monthly revenue of $1,500 (1% of...

Splitting Title for a Duplex in Calgary?

You must first get city approval. You then get an engineering company to draft the plans. The process is a little time consuming but pretty basic providing the city approves. It cost me around $5,000 to split but I received a lift of $50,000 on overall value. Well worth the effort.

Looking for feedback on a short term rent-to-own

Thanks everyone for your input. I have worked out a rent-to-own agreement for 1 year. The tenant buyer will be coming in with some cash, plus strengthening their position through some sweat equity. We have also worked out an agreement to lengthen the contract if they aren't in a position to...

Looking for feedback on a short term rent-to-own

Thanks Sherilynn, A one year deal also sounds fairly short. What type of terms would you try to attach for a 1 year deal for it to be worth your while?

I have a client that is interested in signing a rent-to-own contract. He has 5% cash down and is looking in a solid market. It looks like he will be able to qualify for his own mortgage in 6 months but does not want to wait. He is interested in having us purchasing a property on his behalf and...

    Rent-to-own guidelines

Hello I have recently re-engaged into the real estate investing world after taking a break. I have several rent-to-own contracts in place. These are for properties that I hold title to. Many of the contracts were signed 2 to 3 years ago and many will be coming to term soon. I signed the...

    AFS and lien

I have a tough time not discosing the truth and try to opertate as transparent as possible. Would I simply be better off saying I can't disclose that information as opposed to giving them false numbers? I know the seller may be bent out of shape if they knew I was marketing their house for 50k...
