    Investing Very OLD Duplex

A couple of quick suggestions. If it is a duplex, there will be 2 seperate titles, 2 seperate prop tax bills, 2 seperate offers filled out, 2 seperate mortgages, in short 2 of everything. You should be able to find out from City of Edmonton quite quickly if it is a legal duplex. 1962 is...

    Farm Property and GST

Check with your accountant, Randy. When I bought 4 quarters in 2005, I had an affidavit of no GST payable (or something to that effect). When I sold a quarter, the buyer provided me with the same affidavit. So no GST triggerred. Your accountant can set this up in 5 minutes. Good luck. Harry

Senior tenant on fixed income, assistance programs

Hi All. I have a quick question on a multi that I just purchased. It is a long term hold and I need to get the rents up to be able to access the performance part of my mortgage. I have a couple of tenants in there on fixed income and can`t afford the rent increases that I am thinking of...

    eviction and homeless prevention program

No, absolutely not!!! This is just another example of someone trying to take advantage of the Nanny state. Remember, what he is really asking is for your tax dollars to support him. He is also asking you to do something that is somewhat fraudulent. Just tell him you are not comfortable doing...

Be dilligent on your due dilligence

I dodge a bullet the other day. A few months ago, I wrote up an apartment building which was advertised as R4 zoning. All creative issues were dealt with, financing lined up, game plan developed for hold and rent with a strata title and sell exit for a few years down the road. Last Friday I...

    multi family in Ontario

Thanks for the info, Gentlemen. After I posted, I did a bit of searching and did find a few of the land transfer calculators. I also checked some of the sites on Landlord/tenant legislation. There were a few sticklers there but I think it was still workable depending on the situation. Don...

    multi family in Ontario

Hi All I was wondering if a few people out there could give me the "Coles Notes" on multi family investing in Ontario. I am specifically interested in the rental laws, allowable rent increases, landlord tenant relations, eviction notices and processes. I am also interested in condo conversion...

    Prince Albert SK Real Estate

Ros, I`ll ditto what Don just said. PA`s biggest employer is the pulp mill which is slated to close completely and, I believe is already partially shut down. The only other draw is the casino. By following the scorecard, you will get an accurate picture of the health of the PA economy and...
