'commissioner of oaths' guarantor, wont sign lease because it shows her on the lease as a 'tenant'

Seems rather weird. List only the actual tenants as tenants. List guarantors as guarantors and not as tenants. Some landlords are dishonest and maybe that is one of them ?? Sister has to guarantee the rent if you default. Is she ok with that ?

    Private Investment Rates?

I’d give them a share of equity ie value upside and mortgage pay down. You can’t use other people’s money to get a mortgage. You can add it after the fact though, say as a second mortgage. I’d say 8-9%/yr is reasonable but the risk is you can’t pay them on a refi. Then what? What’s the...

    How best to invest 300-400K???

Real estate comes in physical form ie real buildings or in more liquids and/or fractional forms ie REITs, stocks or LPs. If you buy a REIT, for example that yields 6% with your $300,000 and borrow 50% in a margin account you can buy $600,000 worth of REITs yielding $36,000/yr - minus interest...

    How best to invest 300-400K???

Consider buying any building with 15% down, for example Cory’s in SK. That’s how I started: never paying more than 15% down. That is rare to impossible today but does exist occasionally. So a 15 suiter at $120,000/door ie $1.8M could be acquired with 300,000! Thomas Beyer, Asset Manager...

Any thoughts about buying commercial residential in ultra small towns

Some towns are cheap for a reason and often have less upside. Scenic beauty, employment and a hospital are critical to attract in-migrants thus tenants. But if you can buy a building at a true 6-8% cap rate and borrow at 2% with chmc even in a flat boring non-growth town you can make decent...

    Joint Venture Inquiry/Information

Place an ad in the JV section of this forum. You may get lucky. Better to start with your own money, then invite others. What books did you read? Mine? (80 lessons learned). Don Campbell’s? Russel Wescott’s? Ozzie Jurock’s? What real estate related course did you take? Would you go to an...

    HELOC vs Refinance??

A loaded question worthy a PhD for a good answer - and well beyond the scope of a single blog entry. What do you think financial analysts do all day? What’s better? Tesla or IBM shares? BitCoin, Ethereum or Cardano ? High tech stocks like Apple or Netflix or value plays like Walmart or Telus...

    Joint Venture Inquiry/Information

Start with parents, brother, grandma or uncle Joe first. Then, once you got a track record of 2-3 house ask strangers for JV money. In theory there’s no difference between theory and practice. In practice, there is ! Sent from my iPhone using myREINspace

Consider to refi the house. Then you have clear cash which you need to get another mortgage ! Work on your career, too. Is it maxed out ? Did you read my book esp the chapters “5 ways to make money” “buy the biggest house you can afford” and “the cash flow myth” ? The book is on kobo...

    HELOC vs Refinance??

Is the goal to grow an asset base or to be debt free? Assuming it’s to grow your net worth then refi ! Then it’s real cash. And it’s cheaper. Repayment not the goal until you’re old. Growing your networth means more asset but also more debt. Then, many years or likely 2-3 decades later...

How much money do you have to invest ? Assuming an avg house in Ottawa is $600,000 or more you will need 20% down plus closing and holding costs, so $130,000 minimum. You got that, or will shortly ? If not start with a 1.2 duplex or townhouse, maybe for $300,000 ie roughly 60 - 70,000 only...

    Rezoning

Council doesn’t care. Planning department may though. Usually the planning department proposes to council and endorses it. As usual expertise helps - either acquired yourself or paid for !! Council then usually rubber stamps it unless there is heavy opposition or a very controversial zoning...
