Rebates from Telecomms in return for access to multi family buildings

Hello, I have about 80 units in one Maritime community now in 4 buildings. There are two telecomm providers, Eastlink and Bell. In return for preferential access to my tenants and me steering people towards Bell at move-in, Bell has offered me two free packages phone wifi TV - one in my house...

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

I don't plan trading equity out, just refinancing and doing it again. But the deal does have a lot of work with it - its 52 crap units that need serious re-investment into them to get the rent roll moved from 23K to 39K/month, and that's a two year process for someone who also needs to get paid...

2018 - a tough year but two apartment building purchases in Alberta for 68 doors

Great to see wins both professionally and personally with your son (so far, I cross my fingers for him and you and your family). My son beat an aggressive leukemia that lasted three years - he was diagnosed on Xmas Eve of all nights - 60 hospital nights in the first year - so I greatly hope your...

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

Changes made :) Sorry, genuinely no offense intended, REIN is a major major resource for so many. We need to do a better job sharing MF deals and helping people get there.

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

Nope, wasn't comparing it to Bigger Pockets, I just don't understand why people don't post multifamily numbers to help others out. As a national network, surely this is one of the goals. Not sharing numbers hurts us all.

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

Ok ... Debt underwriting - 75 % standard conventional financing, bank loan not brokered (broker will do the take out). Three separate legal properties - two year fixed loans on the two best bldgs - and a construction interest only loan of the worst which had a roof leak that resulted in the...

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

The Alberta resource driven upside definitely not here, but 85 % CMHC valuations still exist ... in a few places ... and then its a matter of finding the growing demographic ... and serving it ... and that is low to middle income people 55-65 in this area. Economical apartments in clean warm...

Just closed 52 units for 1.9 mill ... some info ... and getting cash at close

One thing we should encourage in REIN is the sharing of actual market info on real MF deals - so here goes. This purchase is East Coast in a small community of 8000 that is the regional shopping and gov't center, and one with an strong rental market. Its a portfolio purchase I have worked on...

Court ruling requires sold Toronto home prices to be made public!

Hi Adam, contact some bigger experienced realtors in Nova Scotia. A little known fact about RE investing in Nova Scotia is that for some reason NS escaped the standard realtor monopolization of sales information and some bright spark started a website called Viewpoint several years ago that is...

    Current commercial rates

Hello Multifamily types I'm working on a 3 bldg 52 apts deal, 2 X 18's and a 1 X 16. All 3 bldgs need major renovations. What rates would people use for underwriting as current commercial rates sub 1 mill mortgages - all 3 are separately titled, total deal price 2.05 mill. Thanks

    Multifamily in Edmonton

Matt, where do you get that statistic of the Canadian MF market being 60 % private investors? Last summer I hired a business student to do an extremely in-depth inventory of the Nova Scotia market, principally HRM and select small secondary markets, inventorying about 900 buildings total...

    Multifamily in Edmonton

I want that bet too then, just talked to a MF originator for a loan that size range and he said its currently 3.25-3.5 % CMHC 5 yr money ie 100 basis points above the currently 2.4 % CMB. For rates to move 50-75 basis points in 2 years with a US economy at full employment does not seem in any...

Buying first piece RE, 6plex, details of transaction, what you guys think?

You've been very good at your market timing that's for sure. How long did the sale take? That's quite a long process I would think to find someone willing to buy in Fox Creek. Was the Ontario investor experienced? Did you learn much about them?

Buying first piece RE, 6plex, details of transaction, what you guys think?

Actually I was sitting on my terrace looking out over the peach fields sipping a glass of red wine from a local winery. We're about 15 clicks from the Med, but there is a pool and we're right at the foot of the Pyrenees, in the phenomenal and very small little pocket of the Roussillon plain on...
