Tenant with many overnight "guests": how to respond?

I have seen some leases that restrict commercial activities such airbnb or similar, also the number of days on a given period for overnight guests. If you are looking to re-negotiate some new clauses/fees note that depending on your jurisdiction such clause will be void if they are in detriment...

New to Real Estate. Market Research for Quebec?

I am in the process but I must say that I buy mostly private so I don't know any re agents in Montreal. I can get you a few names but I have not done any dealings with them so not sure if that would help you. Here is another resource that I use from time-to-time to get a pulse on an area (lots...

    Leveraging Instagram

When you need to visualize a plan or concept is a great tool, as you get an idea of what other people are doing. If you are a renovator, decorator or stagging business then its good and cheap tool versus trying to have a gallery on your own site to showcase your work. If you are trying to raise...

Seeking advice on foreign real estate rentals

In my view unless you invest in bigger projects (20+units), a single/duplex property might not make sense given the overhead of learning country laws, taxes, management, maintenance, etc. With a small property, you might be lucky to able to cover cost but there will not be much gains in money or...

    Is it worth it?

Please note that homes with nanny suites are the most challenging to manage as noise, shared utilities, lifestyles, etc come into play. If you are flexible by having someone living that close to you then you should be fine. However, its great to have someone pay for your mortgage.

Do you schedule your SFH purchases to avoid winter vacancies?

Yes, fall/winter months make sellers a bit more flexible and you can push a closing to spring when most likely your tenants will be looking for a new place to have kids start in September. No need to budget for snow or heating costs while you market property (also take pics prior to snow)...

    Foreclosure

Locate someone willing to take over the debt “as is”, offer AFS, convert it to rent to own, etc. There might be a few creative real state investors in Edmonton who might be open to look at the details.

Sell property with tenant or vacant?

As a business owner the more income you show that your business produces the more valuable it becomes (real estate or non-real estate). If I were you, I would focus on getting a tenant in there on market rents (or above market rents) in order to ask for top dollars for the property (or easily...

    Options in and around Montreal

    1) Is 350K your max mortgage? or you have 350k cash for a down payment to get a mortgage? 2) Montreal is a great option depending of where you buy. Lots of up and coming areas. Elsewhere is Canada, I would buy in Ottawa-Gatineau area. 3) In Quebec, you get a welcome tax and regulations are...

    JV vs property management

Usually Money partners do nothing (complete hands-off).... the expert does everything!. I do JV deals and both money partner and expert qualify for mortgage for a 50/50 split which is normal for small plexes. I have come across with some money investors who want more than their share (my...
