    Renting in Toronto

I think it would be difficult on his own. A co-signor with good income level and credit score would be a plus factor for him not to mention 2mos cash deposits on the spot and employer's certificate showing his full-time position and salary. Just my 50cents.

    Stoney Creek -Hamilton Ontario

I would think Hamilton Mountain area is a better bet than Stoney Creek. Maybe others have different views or experiences to share?

    Build-To-Suit Business Needs

Well noted. Will incorporate this in the lease. To maximize cash flow/ROI. Excellent point. Hopefully, getting experienced commercial realtor on board will help reduce, if not eliminated, vacancy risk. Well noted. As much as possible we spread out lease expiry dates. Will do for sure. Thank...

    Build-To-Suit Business Needs

Much appreciated Brad3375. Just a follow up question: Would you recommend to pass all conversion/renovation costs to your prospective commercial tenants to meet their space requirements? Or, would you rather let them renovate the unit for a lower lease rate?

    Build-To-Suit Business Needs

We'll consider hiring a local commercial realtor for sure. But, for now, we'd like to get more info as much as we can. The property is located in Waterloo-Kitchener, ON boundary with small to medium establishments nearby. Lease rates widely differ depending on the type/new-old structures. Not...

    land development

You may want to check City's Planning and Development office or website to inquire as fees may differ between cities. I think rezoning should be done first and foremost and depending on city, it is usually difficult and takes a lot of time, capital/money and the right people. Just my 50cents......

Real Estate agent says down payment deposit isn't necessary to pay (in my case) lol?

IMO: The old buyer's agent is out there to bully and scam you. Don't be fooled. Once agreed conditions are not met within agreed period of time, the seller (you) pockets deposit and free to sell to new buyer. Simple and straight forward as Thomas said:))). However, I think we are missing some...

How to: Deal with Noisy Tenants - Calling YOUR problem tenants.

Great video. In our part, we have 'house rules' (eg., noise, regular overnight guests, maintenance of the unit, garbage, etc.) listed in the lease application to forewarn applicants of the 'do's and don'ts' (i.e., reasons for eviction or pre-termination of lease) right from the beginning. If...
