    We never have problems with international students except noise and garbage which are manageable. But, generally cash flow is good. However, getting property insurance for student rentals are now difficult. Have you guys encountered the same challenge?

    IMO: 3-6 month lease is just right to test tenants and renew it at same lease rate if satisfied. Was thinking of this strategy for international students coming in soon.     Very true! Some PM will fabricate stories so they can charge the owner/landlord for doing nothing. Do your own investigation before accepting suspicious or other charges not stipulated in the PM contract.

    Didn't Warren Buffett say: "Be fearful when others are greedy and greedy when others are fearful". For sure it's the way to go. However, I think it is more applicable to investors who got enough $$$$$$$$ and who do not need ROIs/Cash Flow to pay the mortgage.

    Actually, it's a BNN article. Totally agree. We should look what's behind the curtain. At the end of the day, it's individuals' call. Very true! Wondering how many grand "business trips" with full entourage our officials made for the past year alone! Any economic benefits? Doubtful.

    Thoughts on new mortgage rules that were announced?

    In reality, if this 11 buyers are serious (not curious) and will make formal Offer stating the 'Price' that they are willing to pay (not afford) for their 'Demand', I think a bidding war will occur that will push 'Price' higher. Otherwise, see Thomas posts below as 'Demand' will eventually diminish.
